										<content:encoded><![CDATA[<p data-start="191" data-end="561">Convergence led the design team for the renovation and conversion of a 1936 movie theater in Portland’s Historic Foster-Powell neighborhood into a new black box theatre space for ballet and other dance performances. The project included a full build-out of the previously gutted interior while preserving the historic cast-in-place concrete structure and iconic marquee.</p>
<p data-start="563" data-end="841">Our renovations included adding a new mezzanine bar area, accessible all-user restrooms, a Marley dance floor, a lighting grid, and full replacement of the building’s MEP systems. We closely coordinated the design and aesthetics with the adjoining ballet school, both with the same owner.</p>
<p data-start="843" data-end="1199" data-is-last-node="" data-is-only-node="">During the project, Convergence addressed some key challenges, including meeting City of Portland seismic requirements, upgrading to current life-safety and accessibility standards, and maintaining the spirit of the historic structure while repurposing it for its new mission. Convergence led our multidisciplinary team of structural, civil, MEP, and landscape consultants to develop cost-effective and realistic solutions for the historic building.</p>

<p><span style="font-weight: 400;">Convergence is providing architectural services to TriMet and its engineering firm, David Evans and Associates to modernize and expand multiple transit centers. </span></p>
<p><span style="font-weight: 400;">At the Oregon City Transit Center, Convergence’s redesign will provide a much needed expansion and retrofit of the existing transit center to add new bus layover and operator break facilities. The improvements are necessary to expand service in Clackamas County and support operators.</span></p>
<p><span style="font-weight: 400;">For the Beaverton Transit Center, the new design provide updates, reconfigures facilities, and increases capacity of the bus layover facilities. The resulting facilities will provide improved and more comfortable operator break and layover spaces, more efficient layover pull-in and pull-out procedures, new service upgrades that will accommodate 60-foot articulated, zero emissions buses and infrastructure for fast-charging battery electric buses.</span></p>
<p><span style="font-weight: 400;">We have also conducted similar work at the Hollywood Transit Center, Gateway Transit Center, and Parkrose Transit Center.</span></p>

										<content:encoded><![CDATA[<p><b>TriMet Ruby Junction Master Plan &amp; Projects</b></p>
<p><span style="font-weight: 400;">Convergence partnered with WSP to help TriMet reimagine the long-term future of the Ruby Junction Operations &amp; Maintenance Facility—one of the most active sites supporting MAX light rail. Through a multi-phased master planning effort, we engaged directly with stakeholders, evaluated existing buildings and systems, and translated operational needs into planning and programming strategies for future growth. Our work included developing master plan documentation, exploring multiple siting options for new maintenance and office facilities, and shaping concepts that support cleaner, more efficient train servicing—such as a new pull-through clean and sand building and a remodel of an existing steel structure to better support storage and workspace needs. Using Revit modeling and phased planning, we established a clear roadmap that guides investment, sequencing, and facility evolution over time.</span></p>

<p>In tandem with interiors by Bainbridge Design, Convergence was hired to provide architectural oversight of construction documents and permitting, including construction contract administration, for the almost 20,000 SF Milwaukie City Hall remodel. Convergence led the design efforts of a multi-story graphic/wayfinding design for the main stairwell. The goal of the graphics was to encourage visitors to choose the stairwell’s vertical circulation path up to the City’s public services area by increasing visibility via an intriguing and colorful design. Another intent of the graphic design was to honor the historic city hall, the City’s prior longtime home, and educate visitors about remarkable facts of the City of Milwaukie, while meeting State Historic Preservation Office (SHPO) guidelines.</p>

<p>This project was a full home remodel of a 70&#8217;s era split level: from a basement update, to kitchen and dining room refresh, new trifold glass doors leading to a new deck, even a new bespoke front entry, and more. The owner wanted a design that was connected to the existing home, with clean transitions that would make all updates seem integrated and while modern, also complementary to the existing home. Construction options and materials were reviewed and planned with an eye towards creating a design that met the owners needs, design aesthetic, and was efficient in cost and schedule to construct.</p>

<p>Convergence was the project architect collaborating with the prime structural engineer to address areas of repair for finishes and furnishings affected by this work. At culmination of the design phase, it was decided that this project would include a complete reroof design of the &#8220;flat&#8221; roof, rather than just patching where needed for seismic strengthening. This required an existing conditions assessment, analysis of appropriate roof membrane materials for the condition, and design of details that properly describes the contractor&#8217;s scope of roofing work.</p>

<p>This remodel included multiple areas of the Wastewater Treatment Plant&#8217;s Administration Building. In the laboratory we replaced all of the casework, as well as adding new ceiling, lighting, and flooring. Specialty lab equipment was also updated and replaced. In the training room, we added more data, a new ceiling, and lighting, because this room doubles as an emergency operations center for the City of Newberg in the case of an emergency. We updated the building&#8217;s lobby to be secure and have a new access door, which included moving the reception area to the other side of the room and working with the existing architecture to create both a standing and a sitting reception desk areas. Finally, we transformed the mudroom to be an expanded Men&#8217;s Locker room for improved functionality.</p>
